An Open House provides the seller with a golden opportunity to find a buyer. Many may argue that it is old hat or a tradition that does not produce results. Phooy I say. I have had great success from my past open houses. Timing, frequency and staging are key. After your first open house you should have enough feedback from potential buyers to understand if the property is priced correctly. Even if you get a few people, the open house is not only a method to find a buyer but it is like a free focus group to help you collect first hand information about the property, the market conditions and buyer habits. It will keep you sharp as an agent and will hopefully find your seller a happy buyer. Who knows, I hear that you may even find a new buyer or seller for a different property ![]()
