These are two neat Twitter-related scripts.

First Get the Greasemonkey

Before you can use these scripts, get the Firefox Greasemonkey Add-on . [Greasemonkey scripts also work with Chrome, Safari and IE.]

1. See Twitter Results on Google Search

Download this Mark Carey script and it will show you tweets when you do a Google search.

Try it.   I did an “anyone know a real estate agent” search on Google and found some tweets. (see also  How to Find Clients on Twitter: AKS Method)

Interestingly, if you have a Search box on your blog, you will see tweets for search terms you enter.

2.  See Nestled Reply Tweets (Images, Video and more) on Twitter

Download Troy Thompsons Twitter Script to see images and video (without clicking the link), and add & save notes about a person . The nested tweet replies are my favorite.  [See also PowerTwitter Firefox add-on.]

With 11.7 million unique visitors, City-data gets more traffic than Big Z&T.

Try swimming in their Blue Ocean, away from the truly yacking agent Voices. (Unfortunately, you won’t getting any brownie points there.)

City-data has state and city focused forums for interaction with real consumers (not the ones dressed like them on TV), many of whom are looking to relocate to an area and want to know where the heck to live.

You can also add your business profile for free.

Here’s an example of a business listing from an agent in Boise Idaho.

Colts Neck, New Jersey Realtor Sarah Bandy is on a mission to make $1,000,000 in 1 year. And you can watch her do it because she’s documenting it all on the net, using social media and weekly video updates at www.SarahBandy.com.

I spoke to Sarah who said she got the idea from real estate guru Gary Keller, author of “The Millionaire Real Estate Agent“, who apparently outlined the method to generate a million bucks in 52 weeks.

According to Mr. Keller, for every 50 people you market yourself to 12 times a year, you can reasonably expect to get 1 sale. Sounds simple enough. Sarah will put the theory to the test by sending out 16,000 direct mail pieces for 12 months to a carefully selected geographic and demographic group of people.

Bandy explained how she figured 16,000 mailings would get her to the magic million:

Expanding the formula exponentially, you will therefore need 16,000 contacts in your ‘haven’t met’ database to generate 320 sale per year there by reaching the goal of netting $1 million dollars; based upon a $250,000.00 average home sale price.

Quite a gutsy experiment. Good luck Sarah. Heck, if you make it, Gary Keller ought to cut you in on some of the royalty money the book will generate.

Real Estate P/R originally published March 6, 2006. The ratio was extremely high at the time. Was this the harbinger of the dark days ahead?

In the February issue of Best Life Magazine, Chris Taylor says the simple price-to-rent ratio may be a useful tool in helping you decide whether it’s better to rent or buy a particular property. It’s also a simple indicator of an overpriced housing market, according to Gleb Nechayev, Senior Economist with Torto Wheaton Research, part of CB Richard Ellis. Mr. Nechayev is responsible for all residential real estate research for the company.

The price/rent ratio is used like a stock’s price earnings ratio. It is calculated over time and charted to determine predictable patterns.

To determine the ratio, you divide the price of the property by the comparable annual rental cost. In his example, if a $200,000 house can be rented for $920 a month, or $11,040 annually, the price/rent ratio is about 18:1. Chris says that’s extremely high, historically speaking. And it just so happens to be the current national average. He points out that when the real estate market nose dived between 1979 and 1989, the ratio was 14:1.

If you rely on stock charts to make stock decisions, you may want to calculate the real estate P/R in your market. If you find the P/R ratios rich, Chris advises you to rent rather than buy. Then take the money you save by renting versus making the monthly mortgage/tax payment and invest it somewhere else. When the market adjusts (read sales prices fall), swoop in and buy. Then brag to your friends what a genius you really are.

The author cautions against blind faith in the ratio. He says it’s not a perfect predictor because the national average takes into account apartments in large cities and not houses in the suburbs. In other words, don’t use it like Kelley Blue Book.

A good tip sheet, despite the lack of visuals and detailed instruction. Organized into 3 dozen sections. A quick browse and you’ll get some easy ones. I like comparing documents in Word without needing 2 screens (open 2 docs and under the Window tab click Compare side by side) and removing personal data from your photos and documents before you send them (didn’t know they were in there, didya?)

WTF? Apparently, you can drop the F-bomb to fool phone bots into connecting you to a human being. Silly bots. “Operator” works for me, but it’s good to know there are other options. Make sure the kids are not in the room.

As a Firefox user, I save my account passwords so when I return to the site I don’t have to retype them.  But sometimes I just need to look behind those xxxxxx to get the darn password.   I have a toolbar bookmark called “view password” but I can’t remember where I found it.  So, here’s another way:

Paste the following javascript code into the address bar and hit enter. A popup will appear (as above) with the password for that login page.  It should also work with Internet Explorer and Opera.
