Manhattan Sales Data 2Q 2006: The Matrix Knows

Look no further than this Matrix link for access to the newly released 2Q 2006 Manhattan Market Overview, prepared by the renowned appraisal firm Miller Samuel. The post is chock full of news and blog links, as well as a few videos, analyzing the data every which way from Sunday. The actual data & charts will be going live by noon tomorrow (the pdf next week). So get it straight from the master number cruncher and chartist extraordinaire himself, Jonathan Miller.

If you’d rather analyze sales numbers yourself, use the Aggregate Data Search Engine tool found on the Miller Samuel website. Simply choose a Housing type & Area/neighborhood and retrieve data from 1989-2006, either quarterly or annually. You can choose to analyze the data by Average Price per Sq. Ft., Average Sales Price, Median Sales Price or Number Sold. The figures will be displayed for Studio through 4 Bedroom, as well as for ALL.

Superman may be able to leap Manhattan’s tall buildings in a single bound but only Jonathan Miller can tell you the Average Sales Price for the apartments in those tall buildings. Now that’s a superpower brokers can use.
