16 Photos The Sweet Spot for Real Estate Listings?


Point2 Technologies just released the findings of its 2008 Photo Effectiveness Study. Interestingly, home Views, Interest and Leads jumped 20% when photos on listings increased from 15 to 16.

Now, this may be some statistical fluke but the study of 100,000 active listings over the first quarter of 2008 did confirm that listings without photos generated virtually no buyer interest. The more photos a listing had, the more views, interest and leads it received.

Definiton of terms:

Views: how many times a listing was viewed online

Interest: how many unique visitors interacted with a listing, i.e. going beyond the initial set of photos to see a virtual tour, do a mortgage calculation or access more home details

Leads: the number of unique visitors who contacted the real estate broker or agent

Some key findings:

  • a mere .o2 percent clicked to see more details on homes with no photos
  • Even one photo would significantly improve the chances of a consumer clicking to see details of a home– to 20%.

The more photos the better:

  • compared to a home with only 1 photo, a home with 21-36 photos got triple the amount of views, double the amount of interest and double the number of leads
  • compared to a home with no photos, homes with 21-36 photos got 55 times the amount of views, 27 times the interest and an amazing 898 times the leads!

Imagine that.

  • There is just no excuse anymore not to have large good quality photos and lots of them. Even the lamest cheapest phones out there have good enough cameras to get the job done.

  • Years ago I heard a statement about adding pictures to listings and this article confirms it: "A picture is worth a Thousand Dollars". Multiple pictures...well you get the picture!

    I remember when Long & Foster Real Estate (www.longandfoster.com) raised the minimum amount of photos agents could add to their listings. It made a big difference. What about virtual tours, though? How effective are they? Sometimes it seems like they are more cumbersome and time consuming for what you get back. Maybe I’m wrong. But I’d be interested to hear any stats you might have on the subject.

    I am still working on it. I suspect the listings with virtual tours will be
    hit on more often. The interesting study will be virtual tours v photos v
    video but Im not sure that has been done.
  • No surprise for me. I take lots of pictures and take time to help my clients get their homes prepared for the market. I had someone say to me, just today - "I don't know how you are selling your listings". It's simple. Pictures and presentation gets the buyers in the door. Get enough buyers through the door, one will write an offer and you only need one contract
  • I knew photos were key but did not realize the impact of having 21-36.
