Best Places to Advertise Your Home for Sale Online

According to Corcoran Group founder Barbara Corcoran, on today’s TODAY show, the best places to advertise a home for sale online are craigslist.org and Zillow.com.

Other Seller tips from Barbara’s blog:

1. Price your home 10-15% below the competition.  Buyers are attracted to the best deals in town and you can get the sale price bid up, even in a down market

2.  Get rid of your stuff and stage the home.  One of the biggest problems is clutter.

3. Hire a “killer” broker, one who is a specialist in your market and housing type and consider paying a higher commission (8%) when the market is tough.

4.  Don’t ignore the first buyer offer, even if a lowball.  Buyers feel obligated to lowball.  Engage the buyer and counteroffer.

    .. You have agents that haven't seen a paycheck in months .. you have Consumer Reports, Market Watch and a dozen others great publications demanding consumers negotiate their commissions to 4% or less ... but Barbara thinks consumers should pay 8% .l.o.l..

    I'm a real estate agent and I agree with you. If your agent isn't willing to do a "killer" job for you at 2%-3% take home for them then they are probably in the game for themselves and not for you. My best advice is to lower the price-that's what gets your home more traffic and everyone know more traffic means more potential for offers.

  • I can only imagine the eye rolling going on (my own are stuck in an upward position) over jumping to an 8% commission- PLEASE. What a clear demonstration of the lack of thought for consumers overall- and the absurd notion that a "killer" real estate agent (at a higher fee) will make the difference- it would seem that lowering the price further would be of much more interest to buyers. This is THEIR market, like it or not- a buyers agent would have a very difficult time accepting this solution (fiduciary??), and sellers are probably laughing out loud. Not good for the perception of the real estate industry overall- and insulting to ALL consumers. Maybe it's just me. While the rest of the suggestions are fine, it's not rocket science.
  • Those seller tips are great. Pricing your home below the competition and/or just a tad below market value is a good strategy, although I realize hard to do.
  • Sellers: Also know that your listing is automatically added to all broker IDX websites - like www.roost.com. IDX sites provide free advertising for all homes for sale in each market.
