		<description>I had a perfect buyer who got rejected from my coop in Queens, NY. The buyer did not wan to fight the board. As a seller do I have any rights? I know the buyer has perfect credit, a great job and was very stable. What steps as a seller can I take?</description>

		<description>Good post.  You are right.  I, however, that before contacting HUD, you contact a private, nonprofit fair housing group.  (I run one in Kentucky.)  They will assist you, conduct an undercover investigation, *and* will provide an attorney for you to take on the co-op board.  

Also, HUD does have the power to award damages, if you allow your case to proceed to an administrative law judge after an investigation where HUD determines there is evidence to support your claim of discrimination.  Or, you can file a &quot;notice of election.&quot;  At that point, HUD must refer the case to the U.S. Department of Justice, and the Attorney General will file a case in federal court on your behalf (at no cost to you).

It is ALWAYS better to have a private fair housing group on your side.  There are several groups in New York.  Check out fairhousing.com and click on &quot;Get Help Near You&quot; for a list.
