There is enough business to go around for everyone if the service the consumer expects is met and exceeded. There are "Full-Service Traditional" Brokers who do alot less then "Discount Brokers" and there are "Discount Brokers" that don't do anything but take their fee and cash the check. As real estate becomes more transparent for the consumer Realtors will have to up their level. The fact that the average Realtor does 4 deals a year and we are Ok with this as an organization is embarassing. I think we can do better.
Move.com mouth reminds me of the car dealer back in teh 1990's who is angry because people can now find out the dealer invoice... change is scary and scared people feel threatened... bottom line is what is your time worth - if you spend 40 hours with a buyer showing homes you earn full service commission - if a buyer has done the legwork and has selected a home and is ready to make an offer then full commission for the realtor is just dumb - the buyer is being paid for doing some of the work and that payment is in reduced sales commission which could lead to savings for the buyer - what this guys dont get is that the internet consumer doesnt want to ride around in a perfumed drenched cadillac listening to stories about that house and this house and how the schools are this and that.... they alreay know where and what they want to buy....
