Radio definitely works. Thanks to Don Imus, our local radio station opened up about 3 hours of air time on the weekdays, so I hit them up and started, for what I believe and no one has proved me wrong yet, is the nation’s only daily real estate talk show.
During the show, we’ll get a few calls but most of the calls come on my cell phone after the show.
The show airs Monday through Friday from 8am to 9am. The show after mine is Jim Rome, so it’s a great time. What really helps me as an agent though is that it forces me to continue my education not only with the regulations and restrictions but also with current events.
We’ve done shows on real estate related movies, to having Racheal Dollar (www.mortgagefraudblog.com) to explain the different types of real estate fraud.
Word of mouth has a huge effect in real estate. I’ve mentioned some foreclosure properties on air and 15 mintues after the show, I’m in my car with a listener going to go check them out.
Tuesday night, I got a call from a guy that said he’s been listening, almost every show, has an agent but she never returns phone calls and is never available. Next day, (yesterday) we went and looked at four homes, wrote an offer on one and it has been accepted.
It takes a lot of work, but it’s something to think about. The show is not designed about JON VAUGHN, but designed to cover all aspects of real estate so it allows me to bring in other guests, even other agents from other brokerages. It’s a very competitive marketing tool in a non-competitive manner.

Radio couldn’t be more powerful, especially AM. No, it’s not dead. Who listens to AM radio? Conservatives, business men and women, good incomes, solid foundation and they listen all the time.

A topic I’ve been discussing most recently is these Banks acting in the capacity of the seller and forcing buyers to use a particular title company because of an Affiliated Business Agreement they have with a title company. Section 9 of RESPA clearly states that a seller may not force a buyer to a particular title company, directly or indirectly, as a condition of sale.
If they are violating Section 9, every buyer that has a federally related mortgage, which is just about everyone, can get 3 times the monies paid for title services. Are the banks just asking to lose more money or what?
Alfie– You CAN. Sellsius created the “Sellsius link” to track offline marketing.
In essence, you can create different url “tags” to include on postcards, newspaper ads, flyers, shopping carts, even your car. So, if someone types in the url, you can tell if that visitor came from the postcard, the newspaper or your car. It was developed for use on listing on Sellsius which were also advertised in other venues but all it takes is creating a listing with your car and information on your services and you can use the Sellsius link to see how many people have visited.
