Realtor’s Quest to Make $1 Million Using Gary Keller Marketing Method

Colts Neck, New Jersey Realtor Sarah Bandy is on a mission to make $1,000,000 in 1 year. And you can watch her do it because she’s documenting it all on the net, using social media and weekly video updates at www.SarahBandy.com.

I spoke to Sarah who said she got the idea from real estate guru Gary Keller, author of “The Millionaire Real Estate Agent“, who apparently outlined the method to generate a million bucks in 52 weeks.

According to Mr. Keller, for every 50 people you market yourself to 12 times a year, you can reasonably expect to get 1 sale. Sounds simple enough. Sarah will put the theory to the test by sending out 16,000 direct mail pieces for 12 months to a carefully selected geographic and demographic group of people.

Bandy explained how she figured 16,000 mailings would get her to the magic million:

Expanding the formula exponentially, you will therefore need 16,000 contacts in your ‘haven’t met’ database to generate 320 sale per year there by reaching the goal of netting $1 million dollars; based upon a $250,000.00 average home sale price.

Quite a gutsy experiment. Good luck Sarah. Heck, if you make it, Gary Keller ought to cut you in on some of the royalty money the book will generate.

    Whether she is at $500,000 or $0 makes no difference. She added the necessary number to her database to take her to the next level according to Gary's book. Gutsy move in a tough market. Rooting for you.

    This is a bold quest she has taken on, but with plenty of smart effort she can achieve it. Hopefully the market in New Jersey is halfway favorable to this. Trying to do it here in Las Vegas now would be tough.
  • You are right. So true. As the saying goes: *Fortune aids the bold*.

    Las Vegas, I can't imagine.... but everyone loves watching someone trying
    to accomplish the seemingly impossible. Look at it this way, if you go
    against great odds and lose, people say "Of course, it was impossible" and
    you kind of get a pass. But if you are able to pull it off, people say "I
    can't believe she did it. Amazing" And that makes the risk worth it.

    Sarah, what WAS your production for 08? Christina is right - people will definitely want to know that. You may be starting from zero for the show, but they'll want to know your track record. My guess is that you will have everyone in Monmouth county routing for you especially as you get closer to the finish line.

  • OK. I admit it. I didn't watch the video before and now that I have all I can say is WOW!. As in WOW! I would never work on that team for love or money. WOW! The video production value is super high quality. WOW! The office is super deluxe nice.

    But, hey, a million net is a million net and I'm assuming that's after all her overhead and taxes.

  • Hey, it's all good. I like Christina's take on it, though. It would be one thing to start from "scratch" or, at least from a low enough production level to really "test" the system. Of course, the real beauty of this "marketing plan" is the fact that she's using the publicity around the marketing plan as the marketing plan.
  • Yes, if she can generate enough publicity, that may help. Still, it takes
    quite an investment to pull this off.
  • Hum... I'm going to follow it but, for "reality" sake, she should share her production NOW, what she's starting at. Based on her team size, she's likely at least at 1/2 the production needed already, if not more. Not such a big story after all.

    Additionally, it won't be a true test of the system because her video is likely to get great exposure (professionally done) and she'll get a host of connections through that (which is awesome) just not true to the reality of life for other agents.

    Sorry, not meaning to be negative, just "realistic" - lol!
  • Very fair question We are currently at zero. We are sending out the mailings next week. You are taking this journey along with us. New site will be up next week and it will have a count on it. How many homes, how many sold, days left etc...

    It will take a bit to get that wheel spinning and she'll probably have to put some effort into fighting NAR for the right to use "Realtor" in the title.
