You don’t need to be a bloodhound to sniff out the Zillow solution in Arizona— you simply need to know the difference between a mutt and a poodle. Let’s start with the actual Cease and Desist letter sent to Zillow by the Arizona Board of Appraisal:

The key is understanding the difference between an “opinion of value” and an appraisal. While the Arizona Board of Appraisers understands that an appraisal is an opinion of value, that does not legally mean every opinion of value is also an appraisal. Remember the test question from high school (didn’t you hate these?): All poodles (appraisals) are dogs (opinions of value). Some dogs are mutts. A zestimate is a mutt. Which statement is true?
a) A zestimate is a poodle (those pups on the Board always bite on the first choice)
b) A zestimate is a dog
c) Zillow is a bloodhound’s best friend.
Is it the heat or the low humidity causing the Arizona Board of Appraisers to bark up the wrong tree.
Hey Boarders, don’t foam at the mouth just because Zillow has “home appraisal” in its meta tag keywords or because Zillow is ranked number 1 in Google for “home appraisal”, ahead of the Appraisal Institute.
The zestimate continues to bite Zillow in the ass. But Zillow can’t let the zestimate go—you know what they say about dogs and their bones.
