Do statistics mislead or distort reality if they contain zestimates of unsold houses as well as actual sales? Is a Zindex Housing Report better than a Miller Samuel ( Matrix ) Report which contain only actual sales?
If you don’t know the margin of error for a zestimated home (which can only be known after a home is sold) how reliable is a Housing Report which contains these unverified zestimated values of unsold homes in its calculations?
